WEN News: 1401 Comox public hearing June 11, Town Hall Meeting June 4, Donate!

Over 12,000 people have signed the “no rezoning without a comprehensive plan” petition and more signatures continue to arrive. . The City’s official million-dollar 18- to 21-month process to create a West End Community Plan has just begun. But major spot rezonings continue and more may be coming up even during the consultation process, before a comprehensive plan has been created and supported by the community.

You can be involved at this critical moment in West End history and help to create the future of this community. Please note our appeal for funds for Town Hall 2012 on June 4.

City Council has decided to go ahead with a Public Hearing to decide on the controversial rezoning for a 22-storey market-priced rental tower (7.19 FSR) at 1401 Comox Street (site of St. John’s Church). The hearing starts on June 11.

PUBLIC HEARING FOR REZONING/DEVELOPMENT PERMIT AT 1401 COMOX STREET

Place: Council Chamber, Third Floor, City Hall, 453 West 12th Avenue

WEN wrote to City Council (see text here) pointing out many errors, omissions, and misrepresentations in the staff report on this application, but many concerns went unanswered.

We urge you to review information from WEN on this application, plus the official City information, prepare your thoughts, then either

  1. sign up to speak to Council in person by calling 311 or e-mailing publichearing@vancouver.ca (ask for your speaker number), or
  2. write your opinion to mayorandcouncil@vancouver.ca

Millions of words have been spoken and written about this application by Westbank Projects Corp., Peterson Investment Group and Henriquez Partners Architects since it first appeared in 2009. In the coming days we will summarize the main points about the case for you to review here. This rezoning is an important test case for the West End and the entire city.

Bottom line: This proposal is virtually unchanged since the original submission in 2009.  No compelling justification for the large proposed density increase above the current zoning has been provided, and many people believe the project as presented will damage the character and livability of the West End.

Town Hall Meeting

Our Town Hall meeting in 2010 was attended by over 400 people and set the pace for the past two years. The community has made much progress in dialogue with City Hall, and a community plan process has begun, but major spot rezonings continue.
