The MHCHS has concerns about the impacts of developments on the heritage, character, and safety of the community, as well as the process being followed by the City toward approval. For the proposal to move a heritage house and build a laneway infill at 1150 Comox, an internal decision at City Hall (approval by the Director of Planning) is scheduled for June 3.

Ankenman Marchant Architects has applied to the City of Vancouver for permission to develop this site with a Heritage Revitalization Application and infill dwelling. The proposal includes the following:
5 dwelling units (4 units in the house, 1 unit infill);
Maximum building height of approximately 37.9 ft.;
Total floor area of 7,027 square feet; and
1 parking space accessed from the lane.

Strathmore Lodge LP has applied to the City of Vancouver for permission to develop this site with a new three-storey multi-family dwelling. The proposal includes the following:
• 6 secured market rental residential units;
• Building height of approximately 10.0 meters;
• Total floor area of 385 m2; and
• 2 surface parking spaces (1 secured for car share) accessed from the lane.
Note that another major project has already been approved and construction is under way for this 22-storey tower on the site of First Presbyterian Church, indicated below.

The City of Vancouver has received an application to rezone 1155 Thurlow Street from RM-5B (Multiple-Family Dwelling) District to CD-1 (Comprehensive Development) District to allow development of a 22-storey mixed-use building including market and non-market rental housing, retail space, a church and a preschool. The proposal includes:
proposed floor space ratio (FSR) of 9.45;
proposed floor area of 15,177.1 m² (163,365 sq. ft.);
the proposed height is 62.9 m (206.3 ft.);
168 market rental housing units are proposed;
45 non-market rental housing units are proposed; and
133 parking stalls are proposed
The application was made under the Policy on Consideration of Rezoning Applications and Heritage Revitalisations Agreement During Community Planning Processes and the Mayor’s Task Force on Housing Affordability.
This application has been approved by Council at Public Hearing on July 15, 2014. The conditions having been met, Council enacted By-law No. 11243, CD-1 (607), on June 9, 2015.
