The City of Vancouver is notifying neighbours of a new application at 1170 Barclay Street.
Proposal is to add a two storey addition (with roof deck access) to the existing heritage building on the site. Development application information is here:
The City has set a deadline of June 17 for public input to be included in the staff report to the Director of Planning, who will make the approval decision. (No rezoning or public hearing is required.)
We are hoping that the City will post the heritage analysis that has been undertaken on the building – given that additional density is being proposed on the basis of the heritage value of the existing building.

1170 Barclay Street – DE418401
Hearth Architectural Inc. has applied to the City of Vancouver for permission to develop on this site, consisting of:
- interior and exterior alterations, including a two-storey plus roof deck addition, under a Heritage Revitalization Agreement, to this existing two-storey plus basement, multiple dwelling building, increasing the number of dwelling units from 16 to 28, 100 percent secured market rental, units with 7 surface parking spaces at the rear, having vehicular access from the lane, on this site; and
- total overall FSR of 2.07 (17,909.0 square feet).
Under the site’s existing RM-5b zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.
We welcome your written comments (letter or e-mail) on this development application. Comments should be received on, or before June 17, 2016, to be considered in the staff review. However, comments will be considered up until the date of decision.

In reviewing this application, and before making a decision, the Director of Planning will also need to consider City by-law regulations, and Council-adopted policies and guidelines.
